Factors affecting on Rate Analysis
- There are multiple factors affects on Rate analysis.
- Major Factors are
- Materials Cost & Quality
- Labor Cost
- Equipment
- Minor Factors are
- Contractors Profits
- Overheads and Establishment charges
1. Specification of the item:
Specification of item is major factors affecting on Rate analysis.
Some specification like dimensions (thickness, length), color, brand or trade of material, raw materials, casting procedure, method of construction, plants and equipment has great impact on price.
Eg. For masonry, conventional clay brick is replaced with the fly ash brick or RCC blocks.
This chance in brick always has great impact on rate. As material, labour changes according to specification.
2. Quality of Materials:
Quality of material changes by specification and its is major factors affecting on Rate analysis. Rate of material is different for various types of quality of materials.
For example, rate for first class brick is more than the second class bricks.
3. Proportion of materials:
Depending on the proportion of materials, the quantity for raw materials will changes and rate for item of work will changes.
For example, RCC in C:M 1:4 and C:M 1:5 always has different rate.
4. Method of construction:
This is very important concept for rate analysis. Depending on method of construction the rate will varies. For example, using RMC concrete for construction rather than conventional manually concrete. Or casting building using Pre-fabricated elements.
5. Daily wages of laborer:
- With different categories
- With localities
- As per outputs
6. The range of lead and lift require for deposition of materials:
7. Transportation charges if materials are not easily available in near by locality.
8. Percentage charge for overheads
9. Possibility of theft of losses
10. Range of profit, Availability of water connection
11. Protection of Work
12. Rate of materials for item per unit of work up to worksite
